What do we need to do to prepare our home for photography?

Outside: remove vehicles, bins, and clutter, mow the lawn, trim hedges, clean outdoor areas, check lighting, and set up furniture.
Inside: declutter surfaces, hide cables and personal items, use fresh linens, open blinds, clean mirrors and glass surfaces. For a full checklist, refer to our “How to prepare your property” guide.​

How many images should we order?

The number of images depends on your property’s size, features, and the type of shots you need.

As a general guide:

  • Small homes/units/rentals: 6–10 photos

  • Standard 3-bed homes: 10–20 photos

  • Larger homes with multiple living areas: 20–30+ photos


If you’d like lifestyle shots, detailed close-ups, or a variety of angles, you may need more images. We can confirm the final number after viewing the property and discussing your preferences.

What does the process involve? When do we receive the images,  how do we receive them, how do we pay for them, and what  format do we receive them?

1. Photography: We capture all key areas of the property, typically excluding the laundry and garage unless requested. Some areas, like the facade, living, and dining, may have multiple shots.​

2. Editing: By default, we select and edit the best images based on your order (e.g., if you order 10 images, we may take 25 and edit the top 10). Alternatively, for an additional fee, you can choose the specific shots you'd like us to edit.
3. Payment & Delivery: Once the invoice is paid, we send the final images via email in both web and print-sized JPEGs.
4. Storage & Forwarding: Please download your images promptly, as we don’t store them indefinitely. If needed, we can forward them directly to an agent.

How long does it take to receive the final images and videos?

For standard photography, images are typically delivered within 24 hours.

Videos, floor plans, and more complex edits may take 48-72 hours, depending on the project's scope.

If you have a specific deadline, please let us know in advance, and we will do our best to accommodate urgent requests.

What time of the day should we do the shoot?

Morning and afternoon light tends to be softer compared to the harsh midday sun. Shadows are less pronounced when the sun is high or on overcast days. Consider which part of your property looks the best—typically the facade—and determine the time of day when that area is most visually appealing.

If you're considering a twilight shoot, keep in mind that it works best when the property has effective exterior lighting. Features like a pool, garden lighting, or large windows with warm interior lights can enhance the twilight effect, creating a stunning and inviting atmosphere.

What recourse do we have if we don’t like some of the images that  are delivered?

​We always strive to deliver high-quality images that highlight your property in the best possible way. However, photography is subjective, and preferences can vary.

If you’d like additional shots, we can arrange a reshoot for an additional fee. To ensure you get exactly what you need from the start, consider ordering a few extra images—you’ll receive all the photos we edit, giving you more options to choose from. You can also opt for our pre-proof option, which allows you to review and select your preferred photos before final delivery.

How do we decide whether to do a twilight/dusk shoot or a day time shoot vs virtual dusk edit?

​For most properties on the Mornington Peninsula, daytime shoots are typically the best option, as they allow us to showcase the views and well-maintained gardens in natural light. Daytime photography highlights the home’s natural surroundings and overall ambiance.

However, properties with beautiful facades, large windows, or standout features like pools can benefit from twilight or dusk shots, as this time of day creates a unique atmosphere. On the other hand, two-storey homes on steep blocks may not be ideal for twilight shoots due to lighting challenges and shooting angles.

We offer virtual twilight edits as an option, but it's important to note that they can sometimes look artificial and may not fully represent the property's real atmosphere. While this can be a viable alternative, a natural twilight shoot tends to provide a more authentic and captivating result

How do we decide what services we need to market the property;

video, photos, floor plan, and drone?

Choosing the right services to market a property depends on the property's unique features and the target audience. Generally, the more services you include, the better the overall presentation. Each service offers its own benefits:

  • Photography captures the beauty and details of the property, offering a visual first impression.

  • Video provides an immersive experience, allowing potential buyers to connect emotionally with the space.

  • Floor plans offer clarity on the layout and flow of the property, helping buyers visualize how they’ll use the space.

  • Drone footage showcases the property from a different perspective, highlighting the surrounding area and the property's location, which is especially important for properties with beautiful views or large land.

 

The goal is to make it as easy as possible for buyers to envision themselves in the property by tapping into both the emotional and logical aspects of their decision-making process.

How do we book a photoshoot?

Booking a photoshoot is easy! You can simply visit our website to book online, or if you prefer, feel free to email, text, or call us directly. We're happy to assist you with any questions and arrange the details.

Do we need to have a pre-shoot visit?

A pre-shoot visit is not required, but it can be a helpful option, especially if you're not working with an agent. Most agents will guide you through what needs to be done to prepare. If you're contacting us directly, without an agent, we recommend a pre-shoot visit to help ensure everything is ready for your shoot. Please note, this is an additional service and comes with an extra fee.

How do we best declutter and stage our property for the shoot?

We recommend consulting your agent or booking a pre-shoot inspection to help guide you through the decluttering and staging process. In general, it's best to remove any unnecessary furniture or items that don’t add value to the photos, such as extra chairs, pet beds, or personal belongings. These can usually be stored out of sight in spaces like the laundry, garage, or shed, as we typically don’t shoot these areas. The goal is to create a clean, inviting space that allows buyers to focus on the property's features

What should we do with our pets during the shoot?

Many property owners like to feature their pets in photos, and that's perfectly fine if the pet is calm and friendly. However, if your pet is aggressive or anxious, it's best to have them off the premises during the shoot for everyone's safety. We also recommend picking up any pet waste from the garden before the shoot to ensure the property looks its best. Ultimately, the decision is yours, and we’re happy to accommodate your preferences.

Do we need to consider anything to ensure good lighting  conditions?

To ensure the best lighting conditions, we recommend opening all blinds and curtains inside to allow as much natural light as possible. When choosing a time for the shoot, it’s helpful to consider the weather and your lighting preferences. Some people prefer sun and shade, while others prefer soft, even lighting with minimal shadows. It’s best to select a day when the weather aligns with your preference.

While our high-quality camera equipment can handle most lighting situations, extreme contrasts, such as large rooms with big windows and scenic views, can be challenging. In these cases, we suggest scheduling the shoot for a time when the light inside and outside is more balanced, typically early morning or late afternoon, to avoid harsh contrasts.

What should we do about maintenance and repairs before a shoot?

We recommend completing any necessary repairs before the shoot, as not all issues can be easily fixed through editing. Taking care of maintenance in advance not only ensures the property looks its best in photos but can also enhance its value. Addressing these details beforehand helps present your property in its best light, showcasing its true potential.

How do we prepare the exterior of the property?

To prepare the exterior of your property, we recommend mowing the lawn, cleaning the windows, and tidying the yard. Be sure to remove any items that might distract from the property’s appeal, such as hoses, cars, or clutter. A well-maintained exterior creates a great first impression and helps showcase the full potential of your home.

Our property is tenanted so how do we best manage the shoot?

We recommend waiting until the tenant has moved out, as this allows the property to be clean and empty, ensuring that the images can be used for multiple years. However, if this isn't possible, we suggest working with the tenant to ensure the property is presented appropriately. Keep in mind that tenants have legal rights, so it’s important to check those before making any arrangements.

What is the best photographic style for our images?

The best photographic style depends on your preferences and the target audience. Most agents prefer a bright, clean look with lights on to create a welcoming atmosphere, while architects and designers often prefer a more natural style with shadows, contrast, and subtle ambient colors. Photography style is subjective, so feel free to discuss your preferences with us, and we’ll tailor the shoot to match the look you're going for.

What to expect from drone photography or video?

Drone photography and video offer a unique aerial perspective, capturing your property and its surroundings. With stunning views of the bay and ocean, especially important for properties near these areas, we can highlight how close the property is to these breathtaking landscapes. In addition to the visual appeal, we provide key details such as dimensions, square meter measurements, and points of interest. This makes the experience more informative and helps potential buyers truly appreciate the location and layout of the property.

How long does a photography session take?

Duration of a photography session depends on the size of the property and the services requested. Here are typical times for various types of shoots:

  • Basic small home/unit or rental (6-10 photos): 20-30 minutes

  • Average 3-bedroom/1-living home (10-15 photos): 30 minutes

  • Average 3-bedroom/2-living home (15-20 photos): 30-45 minutes

  • Large 3+ bedroom/2+ living home (20-30 photos): 45-75 minutes

 

For additional services like floor plans, drone shots, or twilight photography, extra time may be required.
We strive to work efficiently while ensuring high-quality results for all aspects of the shoot.

What are the best seasons or weather conditions for shoots?

Any season can offer great shooting opportunities, but weather and sun elevation can have a significant impact. In winter, the sun is lower, and the days are shorter, while in summer, the sun is higher, and the days are longer. Some people prefer a particular season because their garden or landscape looks its best during that time. If possible, we recommend scheduling the shoot when your property looks its best. However, most people are selling for reasons that make the season less important, so it's best to aim for a clear, pleasant weather day to ensure the best results.

How to ensure confidentiality and security during a shoot?

To ensure confidentiality and security during the shoot, we recommend removing any personal items that could identify you or your family, such as family photos, documents, or personal belongings. This helps protect your privacy and keeps the focus on the property itself. We also take care to handle everything with the utmost professionalism and respect for your space.

​Do we get to choose the images?

If you prefer to choose your images, we offer a pre-proof service for an additional fee, as it requires extra time. Most clients trust our expertise and are confident that the images we provide will meet their needs. However, we understand that preferences vary, and some may prefer more control over the selection, while others are happy to rely on our professional judgment for a quicker, more streamlined process.

What if we like the photography but realise some angles we  wanted weren’t taken?

If you have specific angles in mind, it's best to discuss them with us before or during the shoot to ensure we capture everything you need. However, if you realize afterward that additional shots are required, we can arrange a revisit for an additional fee.

​We like the video but can we change the music?

We carefully select music to match the property's style and overall feel, ensuring it enhances the final video. Music is a highly subjective element, so we recommend discussing your preferences with us before or during the shoot. Changing the music later requires re-editing the entire video from scratch, as the footage is cut to the beat, making it a time-intensive process. However, if there is a strong reason, we can consider making a change.

Can you do minor touch-ups or remove objects in post-processing?

Yes, we can perform minor touch-ups and remove unwanted objects in post-processing. This may include things like removing clutter, adjusting lighting, or enhancing colors. However, significant alterations (like major structural changes) are not typically included in our standard service but can be discussed upon request for an additional fee.

Do you shoot commercial properties, not just residential?

Yes, we do shoot commercial properties as well. Whether it's an office space, retail location, or any other type of commercial property, we provide professional photography and videography services to showcase your space effectively.

Do you require a deposit to secure a booking?

No, we do not require a deposit. We schedule a visit, conduct the shoot, and then send an invoice. The final images will be delivered once the payment has been received.
